Every fall, I hear the same assumption: the market goes quiet and nothing moves until spring. That is just not what I see happen.
What actually happens is the frantic summer crowd thins out. The buyers who are left are serious, and the sellers who are still listed are motivated. I have seen negotiations in November on Bayshore Boulevard condos that would have been impossible in June. Less competition, more room to talk. Homes near Palma Ceia and Sunset Park that sat untouched all summer sometimes finally move, and they move with concessions attached.
The issue is that most buyers wait for spring thinking that is when the deals are. By March the crowd is back, multiple offers return, and that leverage disappears fast. The cooler months are actually the window. Inventory is still there, interest is lower, and sellers who have been holding since August are ready to have a real conversation. A Saturday morning walk through Hyde Park Village followed by a house tour in the afternoon hits differently when it is 72 degrees instead of 95.
