Why List Price Doesn't Determine Offer Value

Too many buyers think making an offer is about splitting the difference between what the seller is asking and what they want to pay—but that's not how market value works.

The right offer price starts with price per square foot of closed comps within the last 90 days, adjusted for condition, lot size, and days on market. In South Tampa, a home on Bayshore Boulevard prices differently than a comparable square footage on Estrella Street, even within the same zip code. Hyperlocal data matters more than neighborhood averages, and that's something I drill down on with every buyer I work with.

The issue is that buyers anchoring to list price instead of market data either overpay in a low-inventory pocket or lose a well-priced home by coming in too cautious. I've seen both happen more times than I can count. Active listings are asking prices—they tell you what a seller hopes to get. Closed sales are what the market actually accepted, and that's where we need to start.
