Why Your Final Walkthrough Matters

Your final walkthrough isn't a second showing—it's your last line of defense before you own the home.

I've watched too many buyers rush through this step or skip it entirely, only to discover problems after closing when their leverage is gone. The walkthrough exists for one reason: to confirm the home is in the same condition as when you made your offer, that agreed repairs were completed, and that nothing was damaged during the seller's move. Walk every faucet, every switch, every appliance. Run the dishwasher. Check under sinks. Open the garage door twice.

In older homes along Bayshore or in the bungalows off South Howard, surprises hide in places nobody thought to look during the inspection. I've seen swapped-out refrigerators, missing ceiling fans, and repairs that were supposed to happen but never did. Once you close, those issues become yours to fix, and the seller has no obligation to help. That's why I write about these details—because small oversights cost people thousands.
