Your Final Walkthrough Is Not a Second Showing

Most buyers treat the final walkthrough like a casual second showing, and that is exactly where things go sideways.

The walkthrough exists to confirm the home is in the same condition as when you made your offer, that agreed repairs were completed, and that nothing was damaged during the seller's move. This is not the time to admire the light again or imagine where the sofa will go. Walk every faucet. Test every switch. Run the dishwasher. Check under sinks. Open the garage door twice. In older homes along Bayshore or in the bungalows off South Howard, surprises hide in places nobody thought to look during the inspection.

Here is what can go wrong. Buyers skip the walkthrough or rush through it, then close, then discover the refrigerator was swapped out, a ceiling fan is missing, or a repair that was supposed to happen never did. Once you close, the leverage is gone. If something is off during the walkthrough, you can delay closing, request a credit, or require the issue be resolved before funds transfer. Those options exist right up until the moment you sign.
